What are the income requirements to qualify for an Essex apartment?
To qualify for an Essex apartment, the total gross income required is a minimum of 2.4 times the amount of the monthly rent. Please note that some communities may have higher income requirements.
What are the proof of income requirements?
Proof of income is required for all applicants at select communities, all guarantors and applicants with "Refer" credit screening outcome. Proof of income includes, but is not limited to, the following: paystubs (last 2-3 months depending on pay cycle), bank statements (last 3 months), prior year tax transcripts, I-20, other verifiable documentation (refer to the Terms and Conditions for details). All documents must be provided in PDF format. If applicants do not meet the minimum income requirement, a guarantor can be used to help qualify.
How will my application be evaluated, and what are the possible decisions?
Each application will be processed through an Essex approved credit screening company. Income, credit rating, and other statistical data are used to evaluate the application. Below are the possible decisions:
What forms of identification are required?
Applicants may need to provide one form of photo identification, such as a Military ID, driver’s license/state ID, passport, or other acceptable photo ID, along with two supporting identification documents, such as a Social Security card, birth certificate, or other acceptable identification document.
How does Essex verify ID and income?
Essex partners with a third-party company to verify applicants' identity and income. The verification process is a quick and painless user experience that can be completed in the comfort of your home. Upon application approval, all applicants are required to complete an in-person identity verification.
I am a previous Essex resident. Do I need to go through the application process again?
The application process for returning residents is the same as for new residents. You will need to complete a rental application, pay the applicable fees, and your application will be processed through the Essex approved screening companies.
Applicants with negative previous rental history, including repeat lease violations, unpaid balance or defaults or were not invited to renew their lease, may be declined or required to pay an additional security deposit.

What if I do not meet income or credit requirements?
Depending on income, credit history and current credit score, you may need a guarantor to help you qualify for an apartment. A guarantor will not be listed on the lease agreement, but this individual agrees to take responsibility for the rent payments if you are unable to uphold the financial terms of your lease. A guarantor may be required if the applicant(s) lacks sufficient income or to offset unsatisfactory credit. A guarantor does not guarantee application approval.
The following applies to all rental applications with a traditional guarantor:
The guarantor's rental application will be run through the Essex approved credit screening company and must receive an approval rating of "Accept."
Is there an approval deadline for subsidized housing?
Yes. To keep a home reserved, approval must be received within 21 days of an application submission date. We encourage applicants to submit all required documentation promptly and follow up frequently with their caseworker to ensure the process moves along to meet this approval timeframe. If approval is not received within this timeframe, the hold on the home may be canceled and fees refunded.
By submitting an application, applicants acknowledge the 21 day approval requirement and understand that failure to receive approval from the voucher provider within 21 days may result in an application being cancelled and fees refunded.
